You have received notice in the mail because we have filed an application with the City of Mesa for the site shown below to develop a multi-family housing development. In light of CoVid-19, we have had to reexamine our approach to community outreach. This website is our attempt to engage with the community while respecting social distancing. In lieu of an in-person neighborhood meeting, we held our first virtual open house on September 9, 2020. Since this meeting, we have made some major modifications to our plans to respond to the comments we received. We invite you to join a follow-up neighborhood meeting to discuss the project. The details of the virtual open house are below.

University Drive & Miller Street

Stalwart Housing



The approximate 2.5-acre site is located at the southeast corner of University Drive and Miller Street.  As shown in the aerial to the left, the site consists of parking and former businesses.



The architecture is being designed by Todd + Associates, a firm that has established itself as a leader in the design of all types of residential developments throughout the Southwest and across the country.

Rio Paradiso

Rio Paradiso is a multi-family development located at Washington Street and Parkside Drive with state-of-the-art amenities, including a resident's lounge, resort-style pool, conference rooms, cabanas, picnic area, and fitness center. This luxury community is indicative of the level of quality to expect at Stalwart Housing.







Stalwart Housing is a three-story multi-family development consisting of 53 Class-A apartments with a centralized amenity area that includes turf game areas, a swimming pool, clubhouse, fire table, and seating areas. Below are the proposed site layout and elevations.





We filed a formal application with the City of Mesa on November 16, 2020 for Design Review approval, Site Plan approval, and for the granting of a Development Incentive Permit for the site. Although we anticipated requesting a parking reduction by approximately 15 spaces, the development team removed 5 units from the proposed site plan, thus eliminating the need for the parking reduction. This also allowed the southernmost building to be two-stories in height instead of three-stories as initially proposed. On February 8, 2021, we filed our first resubmittal. Next, the City of Mesa will schedule hearing dates for our case to be heard.

We will continue to keep you informed and will update this website when we receive the public hearing dates from the City of Mesa. We continue to welcome your feedback throughout the process, so that we can design a project that is compatible with the existing developments within the community, and be a good neighbor.
